In the spring of 2017, actor and producer Tobey Maguire acquired this 2007-built, 3,250 sq. ft. modern in West Hollywood. Early 2021 saw it into his investment back pages by way of a $3.95 million offer.

Maguire, who has an instinct for cachet, picked up the thoughtfully composed modern for $3.375 million, and listed it about three years later with $4.2 million ask. Revisions to the home under Maguire’s ownership period were confined to nominal sprucing, and the fundamentals remain constant from three years ago to the present.

The three-bedroom interiors are stunningly realized. Architect Clive Wilkinson employed a great deal of hardwood in and around the concrete house, including a set of outdoor steps transitioning from indoor living area to outdoor, an unfinished ceiling in the living area, and wood tiers that elevate the kitchen from the living room, and a marvelous staircase with a solid hardwood balustrade. Skylights also appear frequently, opening up the home nicely and augmenting the glass walls.

Maguire isn’t new to investing in Los Angeles-area residential real estate. His previous flips include a charming 1920s Santa Monica Spanish-style with a studio that had at one time been owned by artist, sculptor and filmmaker Michael McMillen. That house, too, is a gem.

Maguire’s upcoming projects—as producer—include Babylon, starring Margot Robbie and Brad Pitt, and McClane, starring Bruce Willis.
