As this past winter transitioned into spring, actor Shemar Moore had a one-in, one-out proposition for the Los Angeles real estate market. On the incoming side was a flashy contemporary in Sherman Oaks, which ran the ‘S.W.A.T.’ star nearly six million dollars. In the outbox was a rather expressive suburban Spanish-style in Encino.

The Encino property sold this summer, but not for its $2.6 million ask; the offer that sealed the deal was $2.4 million, a bit under Moore’s $2.5 million buy-in price, which public records date to 2007. The five-bed, five-bath house features stucco walls in soft yellow—the color is picked up in the retaining walls that guide guests up the front steps, and define the landscaping. Vigas, a lengthy second-floor balcony, and three garage bays are also visible from the street. Inside, glossy dark wood, glass, and a bit of wrought iron set the tone; the living area is open-concept, with a wet bar against one wall.

In back, the property develops as a park-like resort, with a large pool taking center stage. A fire pit, pool, spa, and sauna are all arranged artfully within the tropical landscaping.

Moore stars in ‘S.W.A.T’, which was recently renewed for a fourth season.
